Our community was founded in 2022 as a multifamily setting with a townhome feel. This deed restricted community became popular for its creative appearance, convenient location, and investor appeal. The "Holiday" in Holiday Pines is a nod to the seasonal flare demonstrated in the Fall and Winter.
Please take a moment to familiarize yourself with the rules of our pleasant, little community. Peace, quiet, and respect for others are the norm in our community. The guidelines are considered an integral part of all Holiday Pines leases and must be abided by Owner Association members as well.
We welcome most common pets. Many residents have private yard fenced-in yards. Our community also has a dog park (available Summer 2024). The community Pet Policy is attached, Ask your leasing agent if you will have more restrictive covenants within your residence.
Our Dog Park Opens October 23, 2024. Open 8am to 8pm.
The Owners Association has assigned a specific group of parking spaces to specific units. Check your lease regarding a "Reserved" space or contact your leasing agent. Any tenant may use a space marked "Resident". Visitors may only use the designated Visitor parking spaces. VIOLATORS MAY BE TOWED. Property Owners and Leasing Agents may request automatic gate openers for $25/ea.
Residents in Buildings 1 thru 4 place trash bags and flattened boxes behind their home. Residents in Buildings 5 thru 8 place trash bags and flattened boxes at their front stoop. Bags must be tied and free of tears to receive service. Trash pickup is every Tuesday and Friday morning. Residents must submit a maintenance request for bulk trash removal. Charges may apply to bulk trash removal.
Since lease terms may have a degree of variation, Resident responsibility for repair may differ from home-to-home. However, our service desk often functions as a "catch all". This allows the manager to filter warranty calls, community related reports, and assist DIY troublehooting. IF YOUR LEASE REQUIRES that you sign up for water utility billing, please fill out an application. You will be asked to submit contact information and payment information. Payments are monthly auto-drafts from your bank account or credit card (fees may apply).
Our community, like most Townhome communities, does not have a guest services office. However, the property is managed by Pario Novo, LLC an affiliate of the original Builder. Report problems by phone 24/7 for emergencies or by email. This property manager works with the owners and third parties, when needed, in order to better serve you. PLEASE PAY YOUR RENT AS DIRECTED IN YOUR LEASE. DO NOT SEND RENT RELATED PAYMENTS TO PARIO NOVO LLC.
The Owners Association will elect a new Board in May 2024. The Board will need your support in serving on Committees that improve the community. Get to know your neighbors and join us. More information to follow.
